Take your time when entering this location.
Go left along the overgrown road running by the hotel.
Explore the damaged section of the road where the small reservoir is located.
The trading card will be hidden in the wreckage of the car shown in screenshot above.
You must find and investigate room 107 - do so before the heroes encounter the first group of infected.
The document is on one of the furniture in Room 107.
